The cancellation terms that apply to your stay are shown with the price before you confirm, and again in your confirmation. In short: the non-refundable rate cannot be refunded once booked; the flexible and early booking rates can be cancelled without charge until 2 days before arrival (flexible) or 30 days before arrival (early booking), after which the full amount is due. If the automatic payment has already been taken by then, we refund you in full.

To change or cancel, email residentas@residentas.com with your reservation code. Refunds go back to the card you paid with.

Accommodation booked for specific dates is excluded from the 14-day distance-selling right of withdrawal, under Decreto-Lei n.º 24/2014, Article 17(1)(k). Your cancellation rights are the ones described above.

Check-in is from 4:00 pm and check-out is by 10:00 am. Access instructions are sent before you arrive; some apartments use a keybox or digital entry. Please tell us roughly when you expect to arrive. We are required to register guests with the Portuguese authorities, so we may ask to see identification.

• These are residential, family buildings: please avoid noise after 10 pm.
• No smoking anywhere inside, and no parties or events.
• Pets are not allowed. Children aged 2–12 and infants under 2 are welcome.
• You are responsible for damage beyond normal wear, and we may charge for it after telling you what happened.

If we cannot provide the apartment you booked for reasons outside our control, we will offer you a comparable apartment or refund you in full. Beyond that, our responsibility is limited to the amount you paid for the stay. Nothing here limits rights the law gives you as a consumer, including in the event of death, personal injury, or our own serious fault.

These terms are governed by Portuguese law, and the Portuguese courts have jurisdiction, without affecting the consumer protections of the country where you live.
