About Residentas

A quieter way to stay in Lisbon.

Residentas is a family-run collection of luxury apartments in Lisbon's most storied neighbourhoods - Pombaline buildings, carefully restored, and looked after by the same small team that owns them.

Our story

Residentas began with a simple idea: that the best way to know Lisbon is to live in it for a while. Not to sleep in a corridor on the edge of town, but to wake up in a Pombaline apartment, hear the trams on the cobblestones, and walk to breakfast through streets that have hardly changed in three centuries.

So we took on a handful of historic buildings in Rossio, Chiado, Baixa and Bairro Alto and restored them, one apartment at a time. Every Residentas stay is owned and operated by the same family team - no third-party managers, no generic check-in counters.

Questions, before you book

A few things guests usually want to know before settling on a Lisbon apartment. If anything else is on your mind, the team is one message away.

Why book directly with Residentas instead of a platform?

Booking direct gets you our best available rate, a €30 welcome voucher, and a real conversation with the family team that runs the apartments - no third-party fees, no support queues, and faster answers before and during your stay.

Where in Lisbon are the apartments?

All four buildings sit inside the historic centre: Arco do Bandeira on Rossio, Áurea in Chiado, Apóstolos in Baixa, and São Pedro in Bairro Alto. Everything is walkable; most main sights are a few minutes from the door.

Are these full apartments or hotel rooms?

Full apartments. Every stay includes a proper kitchen, living area, washer, blackout curtains, fast Wi-Fi, and a workspace. Layouts range from studios to a Presidential Suite, so they suit a couple, a family, or a longer working stay.

What's the minimum stay?

Most apartments take stays from two or three nights, with longer stays preferred. From seven nights onwards you get the lived-in experience the apartments are designed for, and direct rates improve with length of stay.

How does check-in work?

Our front desk is staffed from 9 AM to 6 PM for any in-person assistance, and a 24-hour virtual front desk covers everything outside those hours. Check-in itself is always self-service via a personal access code, sent to you the day before arrival.

The buildings are historic, what about elevators and air conditioning?

Each building is an 18th-century Pombaline structure that has been sensitively restored. Every apartment has an elevator, air conditioning, and a modern bathroom. The team is happy to confirm specifics for any apartment before you book.

Are cots available for babies and toddlers?

Yes. Travel cots are available free of charge on request, just let us know in advance and we will have one set up in the apartment before you arrive.

Can the team help with restaurants, transfers, or things to do?

Yes. Every direct guest has access to a concierge who actually lives in Lisbon - covering airport transfers, restaurant reservations, fado nights, day trips to Sintra or the coast, and quieter recommendations that don't show up on the usual lists.
