id=\"t1\"><h2>Who you are booking with<\/h2>\n<p>When you book on residentas.com, your contract is with <strong>Residentas<\/strong>, Rua Serpa Pinto, 15, 4.\u00ba Direito, 1200-443 Lisboa, Portugal. Our apartments are registered as local accommodation (Alojamento Local) in Lisbon. You must be 18 or over to book.<\/p><\/section>\n\n<section class=\"res-sec\" id=\"t2\"><h2>Your booking<\/h2>\n<p>Your booking is confirmed when we send you a confirmation with a reservation code. Please check the apartment, the dates and the number of guests straight away, and tell us at once if anything is wrong. Only the guests named in the booking may stay.<\/p><\/section>\n\n<section class=\"res-sec\" id=\"t3\"><h2>Prices, taxes and fees<\/h2>\n<p>Prices are in euro. Before you confirm, the booking page shows the full price of your stay, including the cleaning fee, any additional guest fee, and the Lisbon municipal tourist tax.<\/p>\n<div class=\"res-note\"><svg width=\"26\" height=\"26\" viewBox=\"0 0 24 24\" fill=\"none\" stroke=\"#b95732\" stroke-width=\"1.6\" stroke-linecap=\"round\"><ellipse cx=\"12\" cy=\"6\" rx=\"8\" ry=\"3\"\/><path d=\"M4 6v5c0 1.7 3.6 3 8 3s8-1.3 8-3V6\"\/><path d=\"M4 11v5c0 1.7 3.6 3 8 3s8-1.3 8-3v-5\"\/><\/svg>\n<div><strong>Lisbon tourist tax<\/strong><p>Set by Lisbon City Council at \u20ac4 per guest per night, for guests aged 13 and over, for a maximum of 7 nights per stay. If a later payment cannot be taken, we will contact you, and if it still cannot be taken we may cancel the booking.<\/p><\/section>\n\n<details class=\"res-sec\" id=\"t5\" open><summary>Changing or cancelling<\/summary>\n<p>The cancellation terms that apply to your stay are shown with the price before you confirm, and again in your confirmation. In short: the non-refundable rate cannot be refunded once booked; the flexible and early booking rates can be cancelled without charge until <strong>2 days before arrival<\/strong> (flexible) or <strong>30 days before arrival<\/strong> (early booking), after which the full amount is due. If the automatic payment has already been taken by then, we refund you in full.<\/p>\n<p>To change or cancel, email <a href=\"mailto:residentas@residentas.com\">residentas@residentas.com<\/a> with your reservation code. Refunds go back to the card you paid with.<\/p>\n<p>Accommodation booked for specific dates is excluded from the 14-day distance-selling right of withdrawal, under Decreto-Lei n.\u00ba 24\/2014, Article 17(1)(k). Your cancellation rights are the ones described above.<\/p><\/details>\n\n<details class=\"res-sec\" id=\"t6\"><summary>Arrival and departure<\/summary>\n<p>Check-in is from <strong>4:00 pm<\/strong> and check-out is by <strong>10:00 am<\/strong>. Access instructions are sent before you arrive; some apartments use a keybox or digital entry. Please tell us roughly when you expect to arrive. We are required to register guests with the Portuguese authorities, so we may ask to see identification.<\/p><\/details>\n\n<details class=\"res-sec\" id=\"t7\"><summary>House rules<\/summary>\n<ul>\n<li>These are residential, family buildings: please avoid noise after <strong>10 pm<\/strong>.<\/li>\n<li>No smoking anywhere inside, and no parties or events.<\/li>\n<li>Pets are not allowed. Children aged 2\u201312 and infants under 2 are welcome.<\/li>\n<li>You are responsible for damage beyond normal wear, and we may charge for it after telling you what happened.<\/li>\n<\/ul><\/details>\n\n<details class=\"res-sec\" id=\"t8\"><summary>If something goes wrong<\/summary>\n<p>If we cannot provide the apartment you booked for reasons outside our control, we will offer you a comparable apartment or refund you in full. Beyond that, our responsibility is limited to the amount you paid for the stay.
